Do you have a nice room and do you want to know if you don’t pay too much rent? The Rental Team will visit you to calculate the maximum rent for your room and can help you reduce the rent if it turns out to be too high.
For the rent of a room, a “maximum permitted rent” applies by law. The Rental Team can calculate this rental price for you on the basis of a legally determined score.
If you pay too much rent, the Rental Team can help you reduce the rent. In addition, the Rental Team can enter into a discussion with the landlord about a new rental price or initiate a rental reduction procedure with the Rental Committee.
If there are maintenance defects in the home, the rent can also be lowered. Examples of maintenance defects are leakage, mold formation, or no good ventilation options in the bathroom, for example. In addition, the Rental Team can also check whether the service costs are not too high for you.
The Rental Team works as follows:
– The Rental Team will visit you to calculate the number of points in your room.
– They calculate on the spot what the maximum rent for your room may be.
– They advise and help you in the procedure to the Rental Committee to request a rent reduction and object to a rent increase.
– If maintenance is overdue, the rent can also be reduced. Here too they offer you support.
The rental team is a project of the municipality of Utrecht, so the entire procedure is free. In addition, they arrange everything for you from home to the rental reduction.
